Buying & Moving Home

Bournemouth’s property market includes leasehold flats, family houses and higher-value coastal homes, all of which can come with different mortgage and lender considerations.

First Time Buyer Mortgages

Buying your first home can involve a lot of unfamiliar steps. We can help you understand your borrowing options, deposit, Decision in Principle and what lenders are likely to look for before you start making offers.

Moving Home
If you’re selling and buying at the same time, we can arrange the mortgage for your new home and help keep things moving by liaising with the lender, estate agent and solicitor where needed.

Remortgaging
If your current mortgage deal is coming to an end, we’ll compare your options, including staying with your existing lender or moving to a new one, and look at the overall cost rather than just the headline rate.

Shared Ownership

Shared Ownership can provide another route to buying a home for eligible purchasers. We can help you understand the scheme, affordability and the mortgage options available.

Commercial Mortgages

Buying or refinancing business premises, a guesthouse, hotel or other commercial property? We can research specialist lenders and help you understand the finance options available.

Property Development Finance

For property conversions, refurbishments and development projects, we can help you explore suitable development finance and specialist lending options.

Bridging Finance

Bridging finance can provide short-term funding where a standard mortgage may not be suitable, including auction purchases, refurbishment projects or where there is a timing gap between transactions.

Mortgages for Different Income Types

Bournemouth is home to a wide range of employers, contractors and self-employed businesses. How lenders assess income can vary significantly, particularly where earnings include bonuses, commission, dividends or day-rate income.

Self-Employed Mortgages

If you’re a sole trader, company director or otherwise self-employed, we’ll look at how different lenders may assess your income and which evidence they are likely to require.

Mortgages for Contractors

Contract income can be assessed in different ways depending on the lender, your contract history and how you’re paid. We can identify lenders whose criteria are better suited to your circumstances.

Bonus & Commission Income

Some lenders will use all or part of regular bonus, commission or overtime income, while others apply different calculations. We’ll check how your income is likely to be assessed before recommending a lender.

Protecting What Matters

A mortgage is often one of your biggest financial commitments, so it’s also worth considering what would happen if your circumstances changed.

Mortgages in Bournemouth: What’s Different Here?

Bournemouth has a varied property market, and some local property types can need a little more checking before you apply. Here are three areas that regularly come up when we’re advising clients locally.

1

Student Lets & HMOs

Bournemouth has a large student population, so HMOs and student lets are common in areas such as Winton, Charminster and around the university campuses.

Mortgage criteria can vary depending on the number of tenants, property type and how the property will be let. Planning rules matter too: across the Bournemouth area, changing a house from standard residential use to a small HMO generally requires planning permission because of the local Article 4 Direction. We can help you understand the mortgage requirements, although planning and licensing should also be checked with BCP Council.

2

Leasehold Flats

Leasehold flats are common across Bournemouth, particularly around the town centre and coastal areas. When considering a mortgage, lenders may look at factors such as the remaining lease term, service charges, ground rent and any unusual lease conditions.

Higher service charges can also affect affordability, as lenders will usually take ongoing property costs into account when assessing how much you can borrow.

Criteria vary between lenders, so we’ll check the property details before recommending where to apply and flag anything that may affect your mortgage options.

3

Bonus, Commission & Other Income

Many people working in and around Bournemouth receive income in addition to their basic salary, such as bonuses, commission, overtime or other variable pay.

Lenders do not all treat this income in the same way. Some may use a proportion of it, while others may consider more depending on your history and how regularly it is received. We’ll check how different lenders are likely to assess your income before making a recommendation.

Frequently Asked Questions

Can I meet a mortgage adviser at your Bournemouth office?

Yes. Our head office is at Wilson House, 2 Lorne Park Road, Bournemouth. Appointments are available face-to-face, by phone or by video call.

If you would like to visit us, please book an appointment first so we can make sure the right adviser is available.

Is there parking at your Bournemouth office?

Yes, parking is available at our Bournemouth office. We can give you directions and parking information when you book your appointment.

Do you charge a fee for mortgage advice?

Your initial conversation with us is free of charge.

If you decide to proceed, our advice fee will depend on the type of mortgage or finance you need and the work involved. We’ll explain any fees that apply to your case clearly before you decide to go ahead.

How quickly can I get a Decision in Principle?

In many cases, a Decision in Principle can be arranged quickly once we have the information we need. If you need one urgently to make an offer on a property, we can often arrange this the same day, depending on your adviser’s availability.

A Decision in Principle gives an initial indication of how much a lender may be prepared to lend based on the information provided. It can be useful when you’re ready to start making offers, but it is not a mortgage offer and doesn't guarantee that the lender will approve the full application.

Do you cover Poole, Christchurch and the rest of Dorset?

Yes. Although our head office is in Bournemouth, we help clients across Poole, Christchurch and the wider Dorset area, as well as throughout the UK.

Appointments can be arranged by phone or video call, so you don’t need to live close to our office to use us.
