Mortgage brokers should have industry-recognised qualifications like CeMAP (Certificate in Mortgage Advice and Practice). But experience matters too.   • Yes. Lenders assess self-employed income in different ways, so a broker can help identify lenders whose criteria may suit your income structure and trading history.

  • Ideally before you make an offer to buy a property. An early conversation can help you understand your likely budget and which lenders may consider your circumstances.

     

    If you have a Decision in Principle which confirms the amount you may be eligible to borrow, it could make your offer more appealing to the seller. These usually involve a soft-credit search, so there won't be an impact on your credit score.

  • There isn't a difference - In practice, the terms are often used interchangeably. Both usually refer to a professional who can advise on mortgage options and help arrange a mortgage. What matters more is whether the adviser is suitably qualified, regulated and whether they can consider products from across the market or only from a limited range of lenders.
